Fund Description

Trilogy Melbourne Campus Office Syndicate is a registered managed investment scheme which owns a property at 90 Maribyrnong Street, Footscray, Victoria. The property is a substantial commercial building refurbished into an attractive modern campus style office fully leased to an Australian global brand name company, Lonely Planet Publications Pty. Ltd. The property is situated approximately 5 kms west of the Melbourne CBD and within close proximity of the Dockland Precinct.

Trilogy Funds Management has forecast the initial annualized return on the $1.00 per unit subscribed by the investor to be 9.0% (annualised) in the period ending 28 February 2006, increasing to 10.0% per annum in the financial year ending 28 February 2010 (Forecast Period). In addition there are taxation advantages.

The Property is leased for a term of 10 years and nine months terminating in September 2011. The lease of the Property provides for annual rental increases of 3.50% thus increasing future income and providing an underpinning for future growth prospects. The lease type is of a type often referred to as “double net” which means the tenant is responsible for all operating costs and outgoings.

Trilogy Funds Management Limited is the Responsible Entity (RE) and Asset Manager for this fund.

This fund is a limited liquidity fund with a 5 year term. It is fully subscribed and therefore closed to new investors.

How to Invest - This Trust is Now Fully Subscribed

Investors are requested to complete the application form in the PDS and return this to Trilogy Funds Management with an accompanying cheque.  EFT or B-Pay is also available.  Upon receipt by Trilogy, Investors monies are deposited into the Trilogy InvestorChoice Melbourne Campus Office Syndication pool.

Investors will be notified in writing on the receipt of their Application Form by Trilogy.
