The Fund has 100% interest in the 3 Bridge Street Trust, which holds a commercial property located at 3 Bridge Street, Pymble, Sydney NSW.
The property consists of a three-storey office building covering 2,626 sqm net lettable area, securely leased to UGL Pty Ltd.
The Fund is a closed fund; no new investment opportunities are available.

The Fund aims to provide investors with an indirect interest in a property investment that aims to provide wholesale investors with competitive income, and the opportunity to maximise investment returns via an asset with potential capital value development upside.
The property consists of a three storey office building, covering 2,626 sqm of net lettable area, situated on a 2,964 sqm site and offers development upside, with the opportunity to expand the gross floor area to over 10,000 sqm.
The property is 100% securely leased to tenant UGL Pty Ltd.
Located in the prestigious northern Sydney suburb of Pymble, within close proximity to the Pymble Town Centre and Pymble Train Station. The property is located within Pymble Business Park, with dual street frontage to Pacific Highway and Bridge Street.
Pymble Business Park is situated to the west of the Pacific Highway, and north of Ryde Road providing easy access to Sydney’s orbital road network.
UGL Pty Ltd is a 100% subsidiary of ASX-listed CIMIC Limited, with a current market capitalisation of approximately A$7bn. UGL is an engineering company, which provides construction, maintenance and asset management services predominantly to the rail, resources and infrastructure sectors.
The property is zoned B7 Business Park under the Ku-ring-gai Local Environmental Plan 2015 , which allows for a Floor Space Ratio of 3.5:1, a maximum of height of 32.5m (circa 8 storeys) and includes office, childcare and hotel uses.
The existing planning provisions allow for the potential to develop a building with 10,374 sqm of gross building area.
The property will be held first and foremost to generate rental income that will be the source of distributions from the Fund. It is currently the intention, subject to the lease on the property and to the extent that market conditions are favourable, to consider realisation of the property may be considered to wind-up of the Fund.

We are delighted to confirm that the acquisition of 3 Bridge Street, Pymble NSW (the Property) has now been completed, with settlement occurring on 14 April 2021.
As per the Information Memorandum, the Property has been acquired by the 3 Bridge Street Trust, which is 100% owned by the Fund. The first quarterly distribution is expected to be paid to investors on the eighth business day of July.

We have agreed with the Vendor to extend the settlement date for the acquisition of the Property at 3 Bridge Street, Pymble NSW 2073, from 29 March 2021 to 12 April 2021, if not earlier subject to finalising conditions precedent to settlement.
We will update investors over the course of the next two weeks should there be further developments.

We are pleased to inform investors that the offer amount under Pymble has been raised and the option for the purchase of Pymble has been exercised and the contract has been signed. We anticipate a settlement date of 3 Bridge Street, Pymble NSW on 29 March 2021.
We anticipate the first distribution payment will be after the end of the quarter ending 30 June 2021.
